Terms of Service

By engaging PureSpec Environmental LLC ("PureSpec") for inspection, testing, or related services, or by using purespecenvironmental.com, you agree to these terms. Please read them carefully. A separate written agreement may govern individual engagements; in the event of conflict, the written engagement agreement controls.
Services we provide
PureSpec is a Florida-licensed Mold Assessor (MRSA #4575) and provides environmental assessment and testing services, including but not limited to: mold inspection, mold testing, indoor air quality assessment, ERMI/HERTSMI-2 testing, mycotoxin testing, endotoxin testing, VOC and formaldehyde sampling, FHA/VA water testing, post-remediation verification, and written remediation protocol development. Specific services are described on the website and in any written engagement agreement.
Services we do not provide
- No remediation. Florida law and licensing ethics prohibit a licensed Mold Assessor from also performing remediation on the same property. PureSpec is assessment-only.
- No medical advice. PureSpec does not diagnose, treat, manage, or provide professional advice on any medical condition, including but not limited to CIRS (Chronic Inflammatory Response Syndrome) or MCAS (Mast Cell Activation Syndrome). All testing is for environmental documentation. Clinical interpretation is the role of a licensed healthcare provider.
- No legal advice. While our reports may be used in landlord-tenant, insurance, or litigation contexts, we are not attorneys and do not provide legal advice.
- No structural, electrical, plumbing, or pest engineering opinions beyond what is incidental to the moisture and microbial assessment.
Scope & limitations of inspection
An inspection is a visual, instrumental, and limited-sampling assessment of conditions at a single point in time. Inspections are non-invasive unless explicitly arranged otherwise. We do not move large furniture, open walls, lift fixed flooring, or access spaces that are unsafe or inaccessible. Hidden conditions in inaccessible areas may not be identifiable. Subsequent water intrusion, occupant changes, or HVAC changes after the inspection date may invalidate findings.
Sampling & lab analysis
Sampling and lab analysis are statistical measurements at a moment in time. Results reflect the conditions of the sampled location at the time of sampling. Indoor conditions vary with weather, occupancy, HVAC operation, and disturbance. Results should be interpreted in light of those variables, the report identifies them.
Reports & recipients
Reports are prepared for the named client. Distribution to third parties (landlords, insurers, attorneys, healthcare providers) is at the client's discretion. PureSpec will release reports to third parties only with written client authorization, except as required by law.
Fees, scheduling, cancellations
Fees are quoted in advance. Cancellation and rescheduling terms are set out in the engagement agreement or booking confirmation. Travel beyond the standard service area may incur additional cost; this is disclosed before the inspection.
Limitation of liability
To the fullest extent permitted by law, PureSpec's liability for any claim arising out of an engagement is limited to the fees actually paid for that engagement. PureSpec is not liable for consequential, indirect, or punitive damages, for the actions or recommendations of any third-party laboratory, contractor, or remediator, or for medical outcomes. This clause does not limit liability that cannot be limited under Florida law.
Independent assessment
PureSpec is an independent third-party assessor. We have no contractual or financial relationship with any remediation contractor and accept no kickbacks, commissions, or referral fees in exchange for findings. Clients are free to select any qualified contractor.
Intellectual property
All website content, including text, photographs, illustrations, and code, is the property of PureSpec Environmental LLC unless otherwise indicated. Reports and protocols delivered to a client may be used by that client for the property and purpose stated; redistribution for commercial purposes is not permitted without written consent.
Governing law
These terms are governed by the laws of the State of Florida. Any dispute arising under or relating to an engagement shall be venued in a court of competent jurisdiction in Orange County, Florida, except where applicable law requires otherwise.
Changes
These terms may be updated. The "Last updated" date will reflect the current version. Material changes will be highlighted for a reasonable period.
