What is environmental mold testing?
Environmental mold testing is laboratory analysis of air, surface, or dust samples collected from a building, to identify the mold genera or species present and the concentrations in indoor air. Standard methods include calibrated spore-trap air sampling with outdoor reference, surface tape-lift or swab sampling on visible growth, and dust DNA panels (ERMI / HERTSMI-2) for water-damaged-building markers. Results from an AIHA-LAP-accredited third-party laboratory are interpreted by the inspector and presented in a written report.

- Air sampling. Calibrated spore-trap collection (Air-O-Cell or equivalent), indoor with an outdoor reference, to quantify what is airborne.
- Surface sampling. Swab or tape-lift of visible growth for species-level identification.
- Wall-cavity sampling. A minimally invasive check for hidden growth inside a wall where history or moisture readings point to it.
- Lab analysis with species ID. Samples ship under chain of custody to an AIHA-LAP accredited third-party laboratory and are interpreted, not just reported.
- Stakeholder-ready documentation. Results formatted for the healthcare provider, insurer, or other party that requested the data.

Three laboratory samples, air, surface, or wall-cavity, are included. When you need dust-based or chemical data instead of a spore count, any of these specialty panels can be added, and the cost is quoted up front:
- ERMI & HERTSMI-2 dust panels. DNA-based mold analysis scored against water-damaged-building markers, frequently requested for CIRS and MCAS medical documentation.
- Mycotoxin testing. Detects the toxins some molds produce, a different question than how many spores are present.
- Pathways™ biotoxin testing. An environmental biotoxin dust panel collected to manufacturer protocol.
- VOC & formaldehyde testing. Chemical off-gassing measurements for indoor-air-quality concerns beyond mold.
- Endotoxin testing. Bacterial-marker analysis for water-damaged or agricultural environments.
- Legionella water testing. Sampling of building water systems, cooling towers, potable water, spas, and fountains, for the bacteria that causes Legionnaires’ disease.

Remediation protocol when warranted
If the report identifies remediation-grade mold, Daniel writes the IICRC S520-aligned remediation protocol, scope, containment, methods, and clearance criteria, that the remediation contractor works to. Florida law prohibits the same firm from inspecting and remediating, so the protocol stays independent of the work crew.
