PureSpec Environmental offers mold inspection, mold testing, and specialty environmental testing across Orlando, Central Florida, and statewide. Core services include entire-property and limited-scope mold inspections, HVAC health checks, post-remediation verification, pre-drywall inspections, and Legionella water testing; specialty testing covers ERMI, HERTSMI-2, mycotoxin, VOC, formaldehyde, and endotoxin panels. Every service is performed personally by a Florida-licensed mold assessor (MRSA #4575) with a microbiology degree, independent of any remediation company. Testing is targeted to the question and the field conditions rather than run as a fixed battery, because a panel that does not match the question produces a number without an answer behind it. Every engagement ends in a written report carrying photographs, instrument data, and laboratory results under chain of custody. PureSpec is assessment-only: we inspect, test, and verify, and we never remediate what we inspect, so a finding is never the opening of a quote.

Daniel personally walks every accessible space. No subcontractors.

Moisture mapping
Pin and pinless moisture meters identify elevated wall, floor, and substrate moisture invisible to the eye.

Thermal imaging
Infrared imaging surfaces temperature differentials that often correlate with hidden moisture or insulation gaps.

HVAC evaluation
Coil, plenum, return, and ductwork assessment. A frequent hidden source of indoor mold in Florida buildings.

Targeted sampling

Remediation protocol when warranted
If the report identifies remediation-grade mold, Daniel writes the IICRC S520-aligned remediation protocol, scope, containment, methods, and clearance criteria, that the remediation contractor works to. PureSpec does not remediate, so the protocol stays independent of the work crew.
