Do we need testing for every tenant complaint?

No. Sometimes a visual and moisture assessment answers the question without lab testing, and we will tell you so. Because we are assessment-only, there is no incentive to over-test, we recommend sampling only when the situation actually warrants it, which keeps your costs down and your reports credible.

Can you set up a portfolio or preferred-vendor account?

Does OSHA require mold testing for our commercial or office properties?

There is no OSHA standard specifically for mold, but employers are still covered by the General Duty Clause, which requires a workplace free of recognized hazards, and OSHA treats mold and indoor air quality as covered by it. Independent, documented assessment is the practical way to show due diligence and limit liability.

Will the report hold up if a tenant or owner disputes it?

Yes. Reports are written for defensibility: license and credentials cited, methodology described, photos timestamped and location-tagged, and accredited-lab results attached where sampling is done. Because PureSpec is independent and never performs remediation, the findings carry no financial bias, which is exactly what makes them hard to dispute.
