What is a mold inspection?
A mold inspection is an independent third-party assessment of a property’s indoor environment to identify moisture sources, hidden microbial growth, and indoor air quality issues that affect occupants. A qualified Indoor Environmental Professional (IEP) performs a visual inspection of the structure, uses moisture meters, thermal imaging, and borescope access when needed, and collects air, surface, and material samples under chain of custody. Samples ship to AIHA-LAP accredited third-party laboratories for analysis. The deliverable is a written report identifying any contamination, its likely source, and the conditions that allowed it to develop. In Florida, mold assessment is licensed by the Department of Business and Professional Regulation under FS 468.8419, which prohibits the same firm from inspecting and remediating, ensuring independence. Reports are written to hold up with insurers, healthcare providers, real-estate transactions, and counsel. PureSpec is assessment-only and performs every inspection personally.

Consultation

On-site inspection
Daniel personally walks the property, every accessible space. Moisture mapping, thermal imaging, HVAC evaluation, and borescope access where conditions warrant.

Sampling
When appropriate: air, surface, ERMI, mycotoxin, VOC, formaldehyde, or wall-cavity sampling. Only the tests your situation actually warrants, under chain of custody.

Lab analysis
Samples sent to AIHA-LAP accredited third-party laboratories. Results returned typically within 24-72 hours of receipt.

Report and recommendations
Plain-English written report with photos, lab data, moisture readings, and clear next steps. Holds up with insurers, lenders, landlords, healthcare providers, and counsel. When remediation is needed, a written protocol guides the contractor you hire separately.

Where does PureSpec inspect in Florida?
PureSpec Environmental is headquartered in the Orlando metropolitan area and serves fifteen Florida counties directly, with no travel surcharge inside Orange County and by-appointment travel elsewhere. Standard coverage includes Central Florida (Orange, Osceola, Seminole, Lake, Volusia, and Brevard), Tampa Bay (Hillsborough, Pinellas, Pasco, and Polk), North Florida (Marion, Citrus, and Alachua), and the Treasure Coast (Indian River, St. Lucie, and Martin). Sarasota, Lee, Collier, St. Johns, and Bay County are available on a custom-rate basis for commercial, multi-family, post-storm rebuild, and CIRS-protocol projects where the scope warrants extended travel. Inspections in Miami-Dade, Broward, and Palm Beach are not currently part of the PureSpec service area. Coverage spans single-family homes, multi-family rentals, commercial buildings, healthcare facilities, and post-remediation verification work. Every inspection is performed personally by Daniel Melendez, with most appointments scheduled within 48 hours of the initial conversation.

How is PureSpec different from other mold inspectors?
Two things: the inspector and the independence. Daniel personally performs every inspection, he holds a Bachelor of Science in Microbiology, the ACAC Certified Microbial Investigator credential, and worked as a mold lab analyst before founding PureSpec. And we are assessment-only by design, Florida ethics prohibit the same company from inspecting and remediating, so we never refer remediation work for kickbacks. The report is the deliverable.
Do you do mold remediation?
No. PureSpec is a third-party assessment firm only. We inspect, sample, analyze, and write protocols, you hire a separate remediation contractor to perform the work. This separation is required by Florida ethics and protects the integrity of the inspection.
What does the inspection cost?
Pricing depends on the size of the property, the scope of inspection, and which sampling (if any) is appropriate. Tenant inspections, full-property inspections, commercial work, and specialty testing each have different pricing structures. Do you work with clients who have CIRS or MCAS?
Yes, PureSpec is often referred by healthcare professionals and has experience working with clients diagnosed with CIRS or MCAS. We provide detailed environmental data, sampling, lab analysis, building condition documentation, that your healthcare provider can interpret in the context of your medical evaluation. We do not diagnose, treat, or provide medical advice. All testing is environmental documentation only.
