About PureSpec
A microbiologist with a lab background, not a contractor with a weekend course.
PureSpec Environmental was founded by Daniel Melendez to bring lab-grade scientific assessment to mold and indoor air quality investigations across Central Florida. Every inspection is performed personally by Daniel.
Services
Inspections and testing matched to the question you actually need answered.
What is a mold inspection?
A mold inspection is an independent third-party assessment of a property’s indoor environment to identify moisture sources, hidden microbial growth, and indoor air quality issues that affect occupants. A qualified Indoor Environmental Professional (IEP) performs a visual inspection of the structure, uses moisture meters, thermal imaging, and borescope access when needed, and collects air, surface, and material samples under chain of custody. Samples ship to AIHA-LAP accredited third-party laboratories for analysis. The deliverable is a written report identifying any contamination, its likely source, and the conditions that allowed it to develop. In Florida, mold assessment is licensed by the Department of Business and Professional Regulation under FS 468.8419, which prohibits the same firm from inspecting and remediating, ensuring independence. Reports are written to hold up with insurers, healthcare providers, real-estate transactions, and counsel. PureSpec is assessment-only and performs every inspection personally.
PureSpec offers nine core inspection services and seven specialty laboratory tests across mold, indoor air quality, and water testing.

How an inspection actually works
Nine stages. Same scientific process, every time.
The depth of each stage adapts to your situation. HVAC, borescope, and specialty sampling happen when conditions warrant, not because a fixed checklist says so.
- 01
Consultation
We talk through what you’re seeing, the building, and the question you need answered. Free, no pressure, no upsell.
- 02
Visual inspection
Daniel personally walks every accessible space in the property. No subcontractors, no shortcuts, no checklists rushed through.
- 03
Moisture mapping
Pin and pinless moisture meters identify elevated wall, floor, and substrate moisture invisible to the eye. The recurring failure pattern in Florida envelopes hides here.
- 04
Thermal imaging
Infrared imaging surfaces temperature differentials that often correlate with hidden moisture, insulation gaps, or HVAC anomalies invisible at first glance.
- 05
HVAC evaluation
Coil, plenum, return, condensate pan, and ductwork assessment. The #1 hidden vector for indoor mold in Florida buildings, and the single most-overlooked subsystem in conventional inspections.
- 06
Targeted sampling
Air, surface, swab, ERMI, HERTSMI-2, mycotoxin, Pathways™, VOC, or formaldehyde, only the tests the building is asking for, collected under chain of custody.
- 07
Lab analysis
Samples sent to AIHA-LAP-accredited third-party laboratories. Results returned typically within 24 to 72 hours of receipt.
- 08
Written report
Plain-English report with photos, lab data, moisture readings, observations, and clear next steps. Holds up with insurers, lenders, landlords, healthcare providers, and counsel.
- 09
Remediation protocol when warranted
If the report identifies remediation-grade mold, Daniel writes the IICRC S520-aligned protocol, scope, containment, methods, and clearance criteria, that the remediation contractor works to. Florida law prohibits the same firm from inspecting and remediating, so the protocol stays independent of the work crew.

-
Hands down the most thorough mold assessment I’ve seen. Clear report, honest findings, and zero scare tactics. If you want the truth about your home’s air quality, this is the guy to call.
-
We highly recommend Daniel with PureSpec. As a microbiologist, he understands how to detect mold and analyze the environment of the home. He was very knowledgeable but above all super kind and a true professional all the way. Mold was confirmed where we suspected but also found where we had no clue to even check.
-
We called PureSpec as we saw they were highly recommended for mold testing in Orlando. Daniel came out, was very professional, and took his time to look over our home. Another team took about 30 minutes. Daniel spent over an hour and was even able to do an air test for mold. If you don’t want any stone left unturned, especially living in Florida, call PureSpec Environmental.
-
My medical testing indicated mold, but two previous inspections were unable to find it. Within about 5 hours, Daniel was able to locate the mold, identify it, photograph it, and take samples. Within 48 hours he provided a 23-page report that was comprehensive yet understandable by lay people such as ourselves.
-
He performed moisture testing, air sampling, and surface testing, then took the time to clearly explain his findings and provide the documentation we needed for our insurance claim. What stood out most was that he never tried to upsell us or create unnecessary worry, he genuinely wanted to help.
-
Daniel is professional, thorough, and knows his craft. He takes the time to really understand your home’s problems. He is the inspector to call if you ever feel your home may be running into any mold problems.

Honest answers
Common questions, in plain English.
Don’t see your question? Call (321) 324-7756 or send a message, Daniel reads every one personally.
How is PureSpec different from other mold inspectors?
Two things: the inspector and the independence. Daniel personally performs every inspection, he holds a Bachelor of Science in Microbiology, the ACAC Certified Microbial Investigator credential, and worked as a mold lab analyst before founding PureSpec. And we are assessment-only by design, Florida ethics prohibit the same company from inspecting and remediating, so we never refer remediation work for kickbacks. The report is the deliverable.
Do you do mold remediation?
No. PureSpec is a third-party assessment firm only. We inspect, sample, analyze, and write protocols, you hire a separate remediation contractor to perform the work. This separation is required by Florida ethics and protects the integrity of the inspection.
What does the inspection cost?
Every inspection is founder-performed by Daniel Melendez, a microbiologist and licensed Florida mold assessor, with any samples analyzed by accredited third-party labs and a plain-English report you can act on. Cost depends on the property size and which testing, if any, is warranted, so quotes are custom and always free. Call (321) 324-7756 or use the form for a straight, no-obligation number.
Do you work with clients who have CIRS or MCAS?
Yes, PureSpec is often referred by healthcare professionals and has experience working with clients diagnosed with CIRS or MCAS. We provide detailed environmental data, sampling, lab analysis, building condition documentation, that your healthcare provider can interpret in the context of your medical evaluation. We do not diagnose, treat, or provide medical advice. All testing is environmental documentation only.
How quickly can you schedule?
Most inspections are scheduled within 48 hours. Urgent moisture or habitability situations are prioritized, if it’s urgent, please call rather than use the form.
