Mount Dora does not look like the rest of Central Florida, and that is exactly why I love inspecting here. Instead of slab-on-grade subdivisions, you get hills above Lake Dora, brick streets, and some of the oldest houses in the region: Victorian and Craftsman homes from the 1880s through the 1920s, many still standing on their original raised foundations. People call it the New England of the South for a reason. But a hundred-year-old house is a hundred years of seams, additions, and re-roofs, and reading one for moisture is a different craft than checking a five-year-old build.

I am a microbiologist and a licensed Florida Mold Assessor, and I assess and test only. On a historic home that independence matters even more than usual, because the answer is almost never “gut it.” The answer is usually a careful diagnosis that protects the character of the house while you fix the one or two things that are actually letting water in. Here is what I look for in Mount Dora’s older housing stock, and why these homes behave so differently from a modern one.

Raised piers and crawlspaces, not slabs

Most of Florida sits on a concrete slab poured on the ground. Much of historic Mount Dora does not. These older homes were built up on brick or masonry piers with a vented crawlspace underneath, which was a smart design in the era before air conditioning because it let the house breathe. The trade-off is that the crawlspace is open to ground moisture and humid outside air, and in our climate that space can stay damp for months at a time. Damp framing under the floor, musty air rising through the floor system, and surface growth on the underside of the subfloor are all things I check for first here.

This is the opposite of the problem I write about in slab-on-grade moisture migration, where water wicks up through concrete. In a pier-and-crawlspace house, moisture usually comes from the humid cavity below and the seams above, so the inspection has to look in different places.

A century of additions and seams

Very few of these houses are still their original footprint. A sleeping porch got enclosed in the 1950s. A kitchen was bumped out in the 1970s. A primary suite was added in the 2000s. Each of those additions is a seam where a new roofline meets old, where flashing was or was not done well, and where the grade around the house may now slope the wrong way. Water finds those transitions. When I walk a Mount Dora home, the junctions between old and new construction are where I spend the most time, because that is where the leaks tend to be.

Old materials read moisture differently

The materials in these homes do not behave like modern drywall and vinyl. That changes what the warning signs look like:

  • Plaster and lath walls hide moisture behind them and can look fine on the surface while staying damp inside, so I rely on moisture meters rather than my eyes alone.
  • Heart-pine framing and wood siding are wonderful and also decades past their protective coatings, so paint failure and soft spots along the bottom of walls tell a story.
  • Original chimneys that no longer keep water out can wet the wall and ceiling around them long after the fireplace stopped being used.
  • Knee walls and low attic spaces in the steeper rooflines here trap warm humid air against roof sheathing.
  • Retrofitted ductwork squeezed into houses never designed for it can sweat and drip in tight, unconditioned chases.

Retrofitted air conditioning in a house built to breathe

These homes were designed for natural ventilation: high ceilings, big windows, deep porches, and a crawlspace to keep air moving. Then, decades later, we sealed them up and added air conditioning. That is a comfort improvement and a moisture complication, because now you have cool interior surfaces, a humid crawlspace, and a building envelope that was never meant to be closed. An undersized or poorly ducted system leaves indoor humidity high, and high indoor humidity in an old house is what feeds growth. The lake, the hills, and the weather

Mount Dora’s setting is part of the story. The steady humidity load off Lake Dora and the Harris Chain of Lakes keeps the ambient air moist, and the hilly terrain that makes the town beautiful also means grading and drainage vary a lot from lot to lot. After a storm or a plumbing failure, an old house with a lot of absorbent material can hold water far longer than a modern one, which is why timing matters so much, as I lay out in mold after water damage.

A preservation-minded assessment

The goal on a historic home is to know exactly what you have so you can make targeted repairs, not tear out original material on a hunch. Where it is warranted, I collect accredited-lab air and surface samples through mold testing so you have real data instead of guesswork. If the concern is confined to one room or one recent event, a limited-scope inspection may be all you need. For a purchase, a full picture, or an old house you have questions about, an entire-property mold inspection is the right call. Either way, I document conditions and refer any remediation out, because Florida law keeps assessment and remediation in separate hands and I only do the assessment.
