Sanford is one of the most interesting towns I get to work in, and that is part geography, part history. As the Seminole County seat, it grew up as a river port and railroad hub on the south shore of Lake Monroe, where the St. Johns River widens out. That waterfront made it a shipping center for the packing houses that earned it the nickname “Celery City,” and today the same shore holds the RiverWalk and a downtown full of brick storefronts and homes dating to the 1880s. A working riverfront and a genuinely old town are both wonderful things to live near. They also both shape how a house here holds moisture.
I am a microbiologist and a licensed Florida Mold Assessor, and I assess and test only. In Sanford that independence matters, because the housing runs the full range from century-old frame houses in the Historic Residential District to newer subdivisions at the edges of the city, and each one reads differently. My job is to find out exactly what is going on, document it, and refer any remediation out. Here is what I watch for, and why the river and the age of the town both belong in the conversation.
The humidity load off Lake Monroe and the river
Water in the air is the quiet driver of most of what I find here. Lake Monroe is a broad, shallow lake, and the St. Johns is right there with it, so the ambient humidity near the waterfront stays high for much of the year. That constant moisture load does not cause mold by itself, but it raises the baseline. A house that is closed up and undercooled crosses the line into damp far more easily than the same house would a few miles inland.
Low-lying and riverfront lots add a second layer. Ground close to the water table drains slowly, so after a heavy summer storm the soil around and under a house stays saturated longer, and a foundation that holds water can push moisture up and in for days after the rain stops. The Historic Residential District and old-house materials
The homes in Sanford’s Historic Residential District, roughly the 1880s through the 1920s, are built from materials that behave nothing like modern drywall. That changes what the warning signs look like and where I have to go to find them:
- Plaster and lath walls can hold moisture behind the surface and look fine to the eye while staying damp inside, so I lean on moisture meters rather than appearance alone.
- Old-growth framing and wood siding are decades past their protective coatings, so paint failure, cupping, and soft spots low on a wall tell a real story.
- Pier foundations and early crawlspaces open the underside of the house to ground moisture and humid outside air, which in this climate can stay damp for long stretches.
- Original chimneys and flashing that no longer keep water out can wet a wall or ceiling long after the fireplace stopped being used.
- Layered renovations mean a single wall may be plaster in one spot and modern drywall in the patch next to it, and the two dry at different rates.

A century of additions and seams
Very few of these homes still sit on their original footprint. A back porch got enclosed, a kitchen was bumped out, a primary suite was added generations later. Each of those is a seam where a new roofline meets an old one, where flashing was or was not done well, and where the grade may now slope the wrong way. Water finds those transitions, so the junctions between old and new construction are where I spend the most time on a historic Sanford home.
Early slabs and the newer growth
Not every old Sanford house sits on piers. Many mid-century and later homes, and much of the newer growth around the city, sit on concrete slabs. A slab near the water has a different failure mode: moisture wicks up through the concrete from the damp ground below, especially where the original vapor barrier was thin or is now decades old. That shows up as staining or growth low on walls, under flooring, and along the base of the slab. I lay out how that migration works in Florida slab-on-grade moisture. Sanford is not one kind of house, and the assessment changes with the foundation.
Air conditioning in houses that were built to breathe
The oldest homes here were designed for natural ventilation: high ceilings, tall windows, deep porches, and a crawlspace to keep air moving. Decades later we sealed them up and added air conditioning, which is a comfort improvement and a moisture complication at once. Now you have cool interior surfaces, a humid envelope, and a house never meant to be closed. An undersized or poorly ducted system leaves indoor humidity high, and high indoor humidity is what feeds growth. Timing after a storm or a leak
Because so many Sanford homes carry a lot of absorbent material, and the ground near the river drains slowly, an old house here can stay wet far longer than a modern build after a plumbing failure or a storm. The window between water intruding and growth taking hold is short, and it closes faster in a humid, low-lying setting. I walk through that timeline and when to act in mold after water damage.
A preservation-minded assessment
The goal on a historic Sanford home is to know exactly what you have so you can make targeted repairs, not tear out original material on a hunch. Where it is warranted, I collect accredited-lab air and surface samples through environmental mold testing so you have real data instead of guesswork. If the concern is confined to one room or one recent event, a limited-scope inspection may be all you need. For a purchase or a whole-house picture, an entire-property mold inspection is the right call. Either way I document conditions and refer any remediation out, because Florida law keeps assessment and remediation in separate hands and I only do the assessment.
