St. Cloud is really two towns wearing one name, and each one gets mold for its own reasons. On the south shore of East Lake Tohopekaliga you have the historic core: brick streets, early-1900s homes, and a lakefront that has shaped the town since it was founded as a soldiers’ colony. A few miles north and west, along the Narcoossee corridor that now brushes up against Lake Nona, you have some of the fastest new-home construction in Central Florida. The moisture problems in those two St. Clouds could not be more different.

I am a microbiologist and a licensed Florida Mold Assessor, and I inspect and test only. That independence matters here because St. Cloud is booming, and a booming market brings both fast builders and quick flips of old homes, two situations where an honest, assessment-only read protects the buyer. Here is what I look for on each side of town, and why the flat, water-rich Osceola landscape ties them together.

The setting: flat land, high water, big lakes

Osceola County is low and flat, threaded with lakes, marsh, and canals. East Lake Toho sits right at the edge of the historic town, Canoe Creek and the surrounding wetlands keep the water table high, and the summer rains have nowhere steep to run off. That means ground moisture and ambient humidity stay elevated for much of the year. None of that causes mold by itself, but it raises the baseline every home here has to manage, and it punishes any building, old or new, that is not drying properly.

Historic St. Cloud: age, additions, and the lakefront

The older homes near the lake and the downtown grid have real character and real age. What I watch for:

  • Original and early-slab or pier foundations built before modern vapor barriers, so ground moisture can migrate up into walls and floors.
  • Layered renovations and additions, where a newer wing meets an older one and the flashing, grade, or roofline transition never quite worked.
  • Lakefront humidity that keeps shaded north walls and enclosed porches slow to dry.
  • Retrofitted air conditioning forced into houses that were built to breathe, leaving cool surfaces and damp cavities.
  • Bottom-of-wall staining, musty closets, and cupping floors, the classic old-Florida moisture signature.

Old materials read moisture differently than modern drywall, so I lean on moisture meters and thermal imaging rather than my eyes alone. New St. Cloud: construction moisture in a brand-new home

The subdivisions rising along Narcoossee Road and toward the Lake Nona edge are built fast, and speed is exactly where new-home moisture problems start. Framing lumber that got rained on can be closed up before it dries. A freshly poured slab and newly mudded drywall release moisture through the first summer. Tight, energy-efficient envelopes hold that humidity the way a leaky old house never would, and the HVAC is often not yet balanced to pull it back out. A new house is not immune to mold; it is just a different failure mode.

That is why a pre-drywall inspection while the walls are still open, and an entire-property assessment in the first year or at the 10-to-11-month builder-warranty walkthrough, are the two smartest moments to have an independent set of eyes on a new build. I am not affiliated with any builder.

HVAC is the common thread

Old house or new, the air conditioner is the single biggest lever on indoor humidity in Osceola County. An oversized or poorly balanced system cools the air quickly, shuts off, and never runs long enough to dehumidify, so indoor relative humidity climbs even while the thermostat reads a comfortable number. In a new home the system may not be dialed in yet; in an old home it may be aging and undersized for the way the house is now used. Buying, selling, or after a leak

Most calls I get in St. Cloud fall into three buckets: a buyer who wants due diligence before closing (especially on an older lakefront home or a brand-new build), a seller who wants a clean baseline, or a homeowner dealing with a leak or storm intrusion. In that last case, timing matters, mold can begin within a day or two of water exposure, which I lay out in mold after water damage. Where the findings warrant it, I collect accredited-lab air and surface samples through environmental mold testing so you get real data, not a guess.
