What is a commercial mold inspection?
A commercial mold inspection is a mold assessment of an office, retail, healthcare, school, hospitality, or industrial building, structured to meet the documentation requirements of property managers, insurers, and OSHA-aware contexts. The scope adapts to the building type: tenant-space versus base-building separation, multi-zone HVAC assessment, after-hours access scheduling, and reporting in a format that supports insurance claims, lease disputes, or worker-safety review. Conducted by a state-licensed mold assessor with chain-of-custody sampling to accredited laboratories.

- Building-wide assessment. A visual, moisture-meter, and thermal-imaging survey scaled to the building, tenant-space versus base-building as the scope requires.
- HVAC evaluation. Plenum, ductwork, and coil components are assessed, since commercial systems move contamination across every zone they serve.
- Sampling at building scale. Air, surface, and wall-cavity sampling at a density appropriate to the square footage and occupancy.
- Stakeholder-ready reporting. Documentation structured for property managers, insurers, OSHA-aware and EPA contexts, and attorney-led review, with chain of custody throughout.
- Multi-day and after-hours access. Site visits scheduled around building operations, single or multi-day as the scope warrants.
- Coordination. Direct coordination with building management and, separately, the remediation contractor you hire.

Air, surface, and wall-cavity sampling is built into the base scope at a building-appropriate density. When a stakeholder needs more than mold-genus data, any of these specialty panels can be added, and the cost is quoted up front:
- ERMI & HERTSMI-2 dust panels. DNA-based mold analysis scored against water-damaged-building markers, frequently requested for CIRS and MCAS medical documentation.
- Mycotoxin testing. Detects the toxins some molds produce, a different question than how many spores are present.
- Pathways™ biotoxin testing. An environmental biotoxin dust panel collected to manufacturer protocol.
- VOC & formaldehyde testing. Chemical off-gassing measurements for indoor-air-quality concerns beyond mold.
- Endotoxin testing. Bacterial-marker analysis for water-damaged or agricultural environments.
- Legionella water testing. Sampling of building water systems, cooling towers, potable water, spas, and fountains, for the bacteria that causes Legionnaires’ disease.

Remediation protocol when warranted
If the report identifies remediation-grade mold, Daniel writes the IICRC S520-aligned remediation protocol, scope, containment, methods, and clearance criteria, that the remediation contractor works to. Florida law prohibits the same firm from inspecting and remediating, so the protocol stays independent of the work crew.
