FHA and VA loans require water quality testing on properties using private wells. PureSpec performs the certified sample collection and chain-of-custody documentation that meets federal closing standards. What is FHA and VA water testing?

FHA and VA water testing is the certified well-water sampling required to close a federally-backed mortgage on a property served by a private well. The water is tested for total coliform bacteria, E. coli, lead, and nitrates or nitrites against EPA Safe Drinking Water Act thresholds, and the results are documented on a laboratory report the lender accepts for loan approval.

What's included.

  • On-site sample collection. A certified sample is drawn from the private well or the kitchen tap under proper collection protocol.
  • Chain-of-custody documentation. The sample is sealed and tracked so the result is defensible for the lender.
  • Lab analysis of the required parameters. Testing for bacteria (total coliform and E. coli), heavy metals (lead in particular), nitrates, and nitrites, measured against EPA Safe Drinking Water Act thresholds. Additional parameters available on request.

    Air, surface, swab, ERMI, HERTSMI-2, mycotoxin, Pathways™, VOC, or formaldehyde, only the tests your situation warrants.

    Lab analysis

    Samples sent to AIHA-LAP-accredited third-party laboratories. Results returned within 24 to 72 hours of receipt.

    Remediation protocol when warranted

    If the report identifies remediation-grade mold, Daniel writes the IICRC S520-aligned remediation protocol, scope, containment, methods, and clearance criteria, that the remediation contractor works to. Florida law prohibits the same firm from inspecting and remediating, so the protocol stays independent of the work crew.
