Mold Inspection, Mold Testing & Specialty Testing in Brevard County, Florida.

Founder-performed by Daniel Melendez, a microbiologist and former environmental lab analyst. Lab-supported, independent of remediation, with Brevard County inspections scheduled by appointment from Orlando.

What is mold inspection in Brevard County?

A mold inspection in Brevard County is the structured assessment of a home or commercial property to identify mold growth, moisture sources, and indoor air quality conditions. The process combines a visual walk-through of every accessible space, moisture-meter readings on each suspect surface, thermal imaging that flags temperature anomalies worth investigating behind walls and ceilings, an evaluation of the air conditioning system, which is the most common hidden source of mold in Florida homes, and attic access where it is safe. Three accredited-laboratory samples are included and collected where the findings call for them rather than to a fixed formula. Everything is documented in a written report with photographs, instrument data, and laboratory results. Every inspection is performed personally by Daniel Melendez, a microbiologist and Florida-licensed mold assessor. PureSpec is assessment-only and never remediates what it inspects. PureSpec covers Brevard County, including Melbourne, Palm Bay, Cocoa, Titusville, Merritt Island.

Which service you need

What each PureSpec service answers in Brevard County.

Find the question closest to yours. Every service is performed personally by Daniel Melendez, a microbiologist and former environmental lab analyst, and every sample ships to an AIHA-LAP-accredited third-party laboratory under chain-of-custody.

Brevard County-area CIRS and chronic-illness patients often work with integrative practices in Melbourne, Suntree, and Viera, which routinely use these results as part of an environmental workup. The pattern shows up particularly in the master-planned Viera and Suntree single-family where attic air handlers drive recurring findings, and on A1A barrier-island inventory where salt-air corrosion is the dominant accelerator.

How an Brevard County inspection actually works

Nine steps. Same scientific process, every Brevard County property.

The depth of each step adapts to your situation. HVAC and borescope inspection happen when conditions warrant. Sampling is decided based on what your specific environment is asking, not a fixed checklist.

  1. 01

    Consultation

We talk through what you’re seeing, the building, and the question you need answered. Free, no pressure, no upsell.

  2. 02

    Visual inspection

Daniel personally walks every accessible space in the Brevard County property. No subcontractors.

  3. 03

    Moisture mapping

Pin and pinless moisture meters identify elevated wall, floor, and substrate moisture invisible to the eye. A1A barrier-island salt humidity and Indian River Lagoon-side moisture migration are the dominant patterns in Brevard.

  4. 04

    Thermal imaging

Infrared imaging surfaces temperature differentials that often correlate with hidden moisture or insulation gaps. Useful on barrier-island stucco-window-flashing and on the post-Ian-and-Milton wind-driven rain inventory in central and south Brevard.

  5. 05

    HVAC evaluation

Coil, plenum, return, and ductwork assessment. A frequent hidden source of indoor mold in Florida buildings. Salt-corroded coastal coils on A1A inventory and oversized HVAC in master-planned Viera / Suntree are the recurring patterns.

  6. 06

    Targeted sampling

Air, surface, swab, ERMI, HERTSMI-2, mycotoxin, Pathways™, VOC, or formaldehyde, only the tests your situation warrants.

  7. 07

    Lab analysis

Samples sent to AIHA-LAP-accredited third-party laboratories. Results returned within 24 to 72 hours of receipt.

  8. 08

    Written report

Plain-English report with photos, lab data, moisture readings, observations, and clear next steps. Written so an insurer, a lender, a healthcare provider or an attorney can follow the reasoning behind each conclusion.

  9. 09

    Remediation protocol when warranted

If the report identifies remediation-grade mold, Daniel writes the IICRC S520-aligned remediation protocol, scope, containment, methods, and clearance criteria, that the remediation contractor works to. PureSpec does not remediate, so the protocol stays independent of the work crew.

FAQ

Brevard County questions, answered.

Do you serve military and aerospace-contractor relocation pre-purchase clients?

Yes. The Patrick Space Force Base and Kennedy Space Center workforces generate steady out-of-state-transferee pre-purchase volume. PureSpec scopes inspections that layer cleanly onto the standard home-inspection report for transferees who want a third-party environmental check.

Do you inspect lagoon-fringe homes along the Indian River?

Yes. The Indian River Lagoon's 156-mile system runs the full length of Brevard, and lagoon-fringe inventory in Melbourne, Indialantic, Cocoa, Rockledge, Merritt Island, and Titusville sits on a high water table. Inspection scope includes crawl-space and slab-edge moisture assessment calibrated for the groundwater profile.

Do you cover the barrier islands (Cocoa Beach, Cape Canaveral, Satellite Beach)?

Yes. The full barrier-island strip from Cape Canaveral south to Melbourne Beach is in active service. Beach-side single-family and mid-rise condo inventory show salt-air HVAC and balcony-flashing findings.

How quickly can you schedule a Brevard inspection?

Most non-emergency Brevard inspections book within 48-72 hours from Orlando. Titusville is 50 minutes; Cocoa and Merritt Island 60-75 minutes; Melbourne and Viera 75-90 minutes; Palm Bay and the southern barrier strip 90-105 minutes.
