What is a tenant-friendly mold inspection?
A tenant-friendly mold inspection is an independent third-party mold assessment commissioned by the renter (not the landlord or property manager), producing documentation written to hold up in small-claims court, county-court habitability proceedings, and tenant-protection negotiations. The scope is the same as any professional inspection (visual, moisture, thermal, accredited-lab sampling where warranted), but the report is structured around the questions a tenant needs answered: what is wrong, who is responsible, and what is the documented remediation path.

What's included.
- Visual inspection of the unit. Every accessible space in the rental is examined for visible mold, water staining, and the moisture conditions behind them.
- Moisture mapping. Suspect walls, floors, ceilings, and the areas around plumbing and windows are checked with a moisture meter for elevated readings the eye cannot see.
- Thermal (infrared) imaging. Where access permits, a thermal camera reveals hidden moisture inside wall and ceiling assemblies before it becomes visible.
- Included lab sampling. Air, surface, or wall-cavity samples, up to three, are collected where findings warrant and sent to an accredited laboratory.
- Tenant-ready written report. Photographs, lab data, and chain-of-custody documentation, formatted for landlord and property-manager review, code enforcement, and, if it comes to it, court.

Three laboratory samples, air, surface, or wall-cavity, are included in the base fee, collected where the findings warrant. When you need more than spore and moisture data, any of these specialty panels can be added, and the cost is quoted up front:
- ERMI & HERTSMI-2 dust panels. DNA-based mold analysis scored against water-damaged-building markers, frequently requested for CIRS and MCAS medical documentation.
- Mycotoxin testing. Detects the toxins some molds produce, a different question than how many spores are present.
- Pathways™ biotoxin testing. An environmental biotoxin dust panel collected to manufacturer protocol.
- VOC & formaldehyde testing. Chemical off-gassing measurements for indoor-air-quality concerns beyond mold.
- Endotoxin testing. Bacterial-marker analysis for water-damaged or agricultural environments.
- Legionella water testing. Sampling of building water systems, cooling towers, potable water, spas, and fountains, for the bacteria that causes Legionnaires’ disease.

Remediation protocol when warranted
If the report identifies remediation-grade mold, Daniel writes the IICRC S520-aligned remediation protocol, scope, containment, methods, and clearance criteria, that the remediation contractor works to. Florida law prohibits the same firm from inspecting and remediating, so the protocol stays independent of the work crew.
