Do you still inspect Helene and Idalia rebuilds in Clearwater?

Yes. Hurricane Idalia (August 2023) pushed surge into Old Clearwater Bay and the low-lying mainland, and Hurricane Helene (September 2024) devastated Clearwater Beach and Sand Key. A meaningful share of those rebuilds were closed out quickly and are now surfacing in pre-purchase scopes with hidden behind-drywall moisture. Post-Remediation Verification is performed independently with no remediation-contractor relationship.

Why are Clearwater Beach condo HVAC systems different to inspect?

Salt-air loading on barrier-island condos accelerates evaporator-coil corrosion in a way mainland systems do not see. Coil corrosion creates condensate-pan biofilm well before the system is at end-of-life, and shared-trunk plenums in 1960s through 1980s mid-rise inventory carry that biofilm to neighboring units. The HVAC Mold Inspection is calibrated for this exposure.

Can you inspect 1950s motels converted into vacation rentals?

Yes. Clearwater Beach has a meaningful inventory of 1950s and 1960s motels converted to short-term rental condominium use, often still operating on original-era mechanicals. The scope includes through-wall AC units, original tile substrates, and renovation-era latent moisture behind decorative cladding.

Do you cover Belleair and Sand Key as well?

Yes. Belleair, Belleair Bluffs, and Sand Key are all within standard Clearwater service. Older Belleair waterfront homes from the 1920s through 1950s often present substructure findings that newer inspectors miss, and that assessment is part of the full inspection.
