Do you still inspect Helene and Idalia rebuilds in Clearwater?
Yes. Hurricane Idalia (August 2023) pushed surge into Old Clearwater Bay and the low-lying mainland, and Hurricane Helene (September 2024) devastated Clearwater Beach and Sand Key. A meaningful share of those rebuilds were closed out quickly and are now surfacing in pre-purchase scopes with hidden behind-drywall moisture. Post-Remediation Verification is performed independently with no remediation-contractor relationship.
Why are Clearwater Beach condo HVAC systems different to inspect?
Salt-air loading on barrier-island condos accelerates evaporator-coil corrosion in a way mainland systems do not see. Coil corrosion creates condensate-pan biofilm well before the system is at end-of-life, and shared-trunk plenums in 1960s through 1980s mid-rise inventory carry that biofilm to neighboring units.
