How does coquina stone change a mold inspection?
Coquina is a porous shell-and-limestone aggregate that wicks moisture by capillary action rather than failing the way poured concrete does. The implication for inspection is that surface meters tell you very little; you need substrate-aware moisture mapping, hygrothermal context, and interior-finish assessment, because the moisture is moving slowly through the wall mass rather than running down it. Daniel inspects original-coquina Old Town buildings with that methodology in mind.
Do you still see Matthew and Irma damage in downtown St. Augustine?
Yes. The 2016 Matthew flood and the 2017 Irma flood both pushed water into downtown, Lincolnville, and the Davis Shores side of the Bridge of Lions. King-tide flooding continues to drive moisture intrusion in low-elevation downtown blocks, and partially-dried post-storm assemblies still surface in resales nearly a decade later.
Can you inspect Flagler-era and Victorian wood-frame homes?
Yes. Pre-1920 wood-frame Lincolnville and Old Town single-family inventory has original lath-and-plaster wall systems, crawl-space substructures, balloon framing, and multi-generation renovation layers. The substructure walk and the wall-system assessment are part of every entire-property inspection rather than upcharges.
