Because they are built the same way. The Villages is a master-planned community spanning Sumter, Lake and Marion counties, and its housing stock is unusually consistent: single-story homes on slab-on-grade foundations, concrete block and stucco walls, attached garages, and air handlers and duct runs sitting in a vented attic above a conditioned ceiling. When the same assembly is repeated across thousands of homes, the same failure points repeat with it. Ductwork in a hot attic sweats. A condensate line that runs long and flat backs up. A slab edge that stays wet wicks into base plates and baseboards. None of this is a defect unique to any one house. It is what that assembly does in Florida when something upstream is not working, and it is what an inspection here is calibrated to find.

A uniform housing stock is a gift to an inspector. The same three conditions account for most of what turns up in The Villages, and knowing the assembly in advance means the walk-through starts in the right places instead of working outward from the front door.
Slab-on-grade construction and attic ductwork
Almost every home here sits directly on a concrete slab, with no crawl space underneath and no basement. That removes one whole category of moisture problem and concentrates another: whatever gets into the slab edge or under the flooring has nowhere to drain and no airflow to dry it. Above the ceiling, the air handler and the duct runs sit in a vented attic that reaches well past a hundred degrees in summer while carrying air near sixty. Insulation and vapor barriers are the only thing standing between those two numbers. Where a boot is loose, a seam has opened or a section of duct has sagged, condensation forms on the outside of the duct and drips onto the ceiling below. Lanais, Florida rooms and enclosures added after construction
A screened lanai converted to a glassed Florida room, or a birdcage enclosure added to the back of the house, is one of the most common modifications here. It is also where original exterior wall meets new construction, and that junction is where water gets in. The original wall was detailed to be outside. Once it is inside a conditioned or semi-conditioned room, its flashing, weep paths and slab step were never designed for the job they are now doing.
These additions get inspected as their own assembly: the transition at the original wall, the slab step and threshold, the roof tie-in above, and whether the space is on the home's air conditioning or on a separate unit. A room that is neither fully outside nor fully conditioned is the easiest place in the house to hold humidity without anyone noticing.
Houses closed up for part of the year
A great many homes here are occupied seasonally. A house shut for the summer with the thermostat pushed up to save power is a house with warm surfaces, little air movement and no one present to smell the first sign of a problem. Six weeks is enough for a slow leak under a sink or a backed-up condensate line to go from a stain to a colonized cavity.

Why do homes in The Villages tend to show similar problems?
Because the construction is consistent. Single-story slab-on-grade block homes with the air handler and ducts in a vented attic will fail in the same places when something goes wrong, so the inspection starts at the condensate line, the duct boots and the slab edge rather than working outward from the front door.
We close the house for part of the year. What should we do before we leave?
Leave the air conditioning running rather than switching it off, set to hold humidity down rather than temperature alone, and have someone look in periodically. A closed house with warm surfaces and no air movement is the condition most likely to turn a small leak into a colonized cavity before anyone is there to notice.
Does the inspection include the lanai or the enclosed Florida room?
Yes. Enclosures added after original construction are inspected as their own assembly, including the junction with the original exterior wall, the slab step and threshold, the roof tie-in, and whether the space is conditioned. That junction is one of the more common entry points in this housing stock.
