What is a mold inspection in Sorrento?
A mold inspection in Sorrento is the structured assessment of a property to identify mold growth, the moisture that feeds it, and the indoor air conditions around it. The work combines a visual walk-through of every accessible space, moisture-meter readings on each suspect surface, thermal imaging that flags temperature anomalies worth investigating behind walls and ceilings, an end-to-end evaluation of the air conditioning system, which is the most common hidden source of mold in Florida homes, and attic access where it is safe to enter. Three accredited-laboratory samples are included and collected where the findings call for them rather than to a fixed formula. Everything lands in a written report with photographs, instrument readings and laboratory results. Every inspection is performed personally by Daniel Melendez, a microbiologist and Florida-licensed mold assessor. PureSpec is assessment-only and never remediates what it inspects.
Why does a Sorrento property need a different look than a subdivision house?
Sorrento is unincorporated northeast Lake County, and most of it is not tract housing. Lots are large and heavily wooded, many properties run on a private well and a septic system rather than municipal utilities, and houses built decades apart sit within a mile of each other along the SR-46 and Wekiva Parkway corridors. That mix changes where moisture comes from. A well pump house, a pressure tank in a garage or a water softener under cover introduces standing humidity that a house on city water simply does not have. Deep tree canopy keeps roofs, north walls and crawl-accessible areas from drying between rains. Older rural construction often carries renovation layering that hides earlier water damage. The inspection follows the building in front of it rather than a checklist written for a subdivision.
Local conditions
What actually drives moisture in a Sorrento property.
Three conditions come up on Sorrento inspections far more often than they do twenty minutes south in Orlando. None of them are exotic. They are the ordinary consequences of rural lots, private utilities and a building stock assembled over several decades.
Private wells, pressure tanks and septic systems
Municipal water arrives in a pipe and stays there. A private well arrives through a pump, a pressure tank and often a softener or filter stack, and every one of those is a fitting that can weep. When that equipment sits in a garage, a utility closet or a small pump house, the humidity it releases has nowhere to go. Condensation on a cold tank wall in August will wet the drywall behind it for months before anyone notices a smell.
Water quality itself is a separate question from mold, and it is answered with a separate test. PureSpec offers FHA and VA water testing and Legionella water testing for properties where the supply, not the structure, is the concern.
Tree canopy, shade and slow drying
Much of Sorrento sits under mature oak and pine. Shade is pleasant to live under and hard on a building envelope. A roof plane that never sees direct sun stays damp longer after every afternoon storm, north-facing walls hold surface moisture, and leaf litter in valleys and gutters keeps water against materials that were designed to shed it.
Thermal imaging is doing real work on these properties. A shaded exterior wall reads differently from a sunlit one, and the cold signature of trapped moisture is easier to separate from ordinary shading when the camera pass is paired with meter readings on the same surface. Neither instrument is conclusive alone, which is why the limits of thermal imaging are worth understanding before you rely on a scan someone else performed.
New construction beside houses built decades earlier
The Wekiva Parkway opened this corridor to development, and newer subdivisions now sit alongside rural homes that predate them by thirty or forty years. The two fail differently. A recently completed house is more likely to be holding construction moisture, an untested condensate line or drywall that was closed up before it dried. An older rural house is more likely to carry a repair that was never opened up properly.
For a house still going up, a pre-drywall inspection looks at the frame while it can still be seen. For one already finished, the question is usually what a previous owner covered over, which is what the full-property inspection is built to answer.

Which service you need
What each PureSpec service answers in Sorrento.
Find the question closest to yours. Every service is performed personally by Daniel Melendez, a microbiologist and former environmental lab analyst, and every sample ships to an AIHA-LAP-accredited third-party laboratory under chain-of-custody.
“I think there’s mold somewhere in my house but I don’t know where.”
“I already know where the problem is, I just need it documented.”
“I can see something dark or fuzzy on a wall, can you tell me what it is?”
“How do I get the air in my house tested for mold?”
“Is it black mold? Can you test for Stachybotrys specifically?”
“I bought a DIY mold test kit at the hardware store. Can I trust the result?”
“My doctor mentioned ERMI or HERTSMI-2 testing, what is that?”
“I tested positive for mycotoxins in my body, where did they come from?”
“The air test was normal but I still feel sick at home.”
“We just moved in or renovated and something doesn’t feel right.”
“The remediation company says it’s clean. How do I know?”
“Could my air conditioner be making us sick?”
Sorrento-area CIRS and chronic-illness patients often work with integrative practices in Mount Dora and the Tavares medical corridor, which routinely use these results as part of an environmental workup. The pattern shows up particularly on lakefront properties along the Clermont Chain and Lake Eustis where humidity loading on attic-mounted air handlers is elevated through the cooling season.
How an Sorrento inspection actually works
Nine steps. Same scientific process, every Sorrento property.
The depth of each step adapts to your situation. HVAC and borescope inspection happen when conditions warrant. Sampling is decided based on what your specific environment is asking, not a fixed checklist.
- 01
Consultation
We talk through what you’re seeing, the building, and the question you need answered. Free, no pressure, no upsell.
- 02
Visual inspection
Daniel personally walks every accessible space in the Sorrento property. No subcontractors.
- 03
Moisture mapping
Pin and pinless moisture meters identify elevated wall, floor, and substrate moisture invisible to the eye.
- 04
Thermal imaging
Infrared imaging surfaces temperature differentials that often correlate with hidden moisture or insulation gaps.
- 05
HVAC evaluation
Coil, plenum, return, and ductwork assessment. A frequent hidden source of indoor mold in Florida buildings.
- 06
Targeted sampling
Air, surface, swab, ERMI, HERTSMI-2, mycotoxin, Pathways™, VOC, or formaldehyde, only the tests your situation warrants.
- 07
Lab analysis
Samples sent to AIHA-LAP-accredited third-party laboratories. Results returned within 24 to 72 hours of receipt.
- 08
Written report
Plain-English report with photos, lab data, moisture readings, observations, and clear next steps. Written so an insurer, a lender, a healthcare provider or an attorney can follow the reasoning behind each conclusion.
- 09
Remediation protocol when warranted
If the report identifies remediation-grade mold, Daniel writes the IICRC S520-aligned remediation protocol, scope, containment, methods, and clearance criteria, that the remediation contractor works to. PureSpec does not remediate, so the protocol stays independent of the work crew.

FAQ
Sorrento questions, answered.
Do you inspect Sorrento properties on a private well and septic?
Yes, and the well and septic equipment is part of the walk-through. Pump houses, pressure tanks, softeners and filter housings are common moisture sources, and the enclosures around them are checked the same way any other wet area is. Testing the water itself is a separate service from assessing the building, and it is quoted separately.
My Sorrento house sits under heavy tree cover. Does that change the inspection?
It changes where the time goes. Shaded roof planes and north-facing walls dry slowly after Florida afternoon storms, so those elevations get closer attention with the moisture meter and the thermal camera. Gutters, valleys and any place leaf litter holds water against the envelope are checked as moisture sources rather than as maintenance items.
Can you inspect a new-construction home along the Wekiva Parkway corridor?
Yes. Newer homes in this corridor are inspected for construction moisture, condensate line routing and drywall that was closed up before it dried. If the house is still framed and open, a pre-drywall inspection sees the assembly while it is still visible, which no later inspection can.
How quickly can a Sorrento inspection be scheduled?
Most Sorrento inspections are scheduled within 48 hours. Call (321) 324-7756 to confirm current availability. Sorrento is inside the standard service radius, so there is no travel surcharge.
